How it works

STEP 01, Letter

We sent you an offer letter because we are interested in buying land in your area. 

STEP 02, You Agree

If you are interested in selling you can let us know and Call us and leave a voicemail. Please leave a voicemail clearly stating the State and County where the property is located, as well as the name and reference number on the offer letter. Email us picture of signed offer letter or Mail us signed offer letter.

STEP 03, Analysis

We make thousands offers each month. Once we receive a positive response, we do a more in depth analysis. 

If the property meets our investment requirements and risk model we move forward.

STEP 04, Decision

We decided to move forward and will contact you to inform you of our decision.

Sometimes we can't move forward and although we aim at contacting everyone who expressed interest in selling, we unfortunately are not always able to do so.

STEP 05, Closing

We pay all the closing costs! We buy properties all over the country and have a large network of Title Companies and Real Estate Firms who will arrange the closing. They will prepare all the necessary documents for you to sign. There is no need to travel. The Title Company or Real Estate Firm also act as the intermediary and once all the necessary documents are signed and notorized they will distribute the funds to you. This entire process typically takes about 2-4 weeks to complete depending on the complexity of the transaction.

FAQ

Are there expenses involved in selling my land to you?

NO, when selling to us there are NO out of pocket costs to you whatsoever. Traditionally however, the seller is responsible for all the transaction costs but with us will you save on: - Realtor Fees - Closing Costs - Survey Costs - Registration Fees - Transfer Taxes

What if there are back taxes or dues on my property?

We pay any outstanding back taxes or dues, including any accrued interest and penalties within reason. In some cases, the back taxes or dues will be calculated into the offer price as part of our offer prior to reaching an agreement. Those amounts can be deducted from the original offer price. You will NEVER have to spend any of your own money to sell your property to us.

Why shouldn’t I just sell this land on my own or with a realtor?

Not only do we pay for all the closing costs, when selling to us, the entire process typically takes about 2-4 weeks. Selling on your own or through a realtor can take months to years. Those are extra months you have to wait for your money, pay taxes and dues and maintain the property.  

The market for raw land is limited because banks simply do not finance raw land below certain thresholds. They also require a higher than usual down payment and impose higher interest rates. This means you not only have to find the right buyer for the property but someone who has the cash as well. Most people just don’t want to figure out how to offer financing arrangements and are willing to collect payments for years only receiving a small amount each time.  

If you decide to list your property with a realtor or broker, you may find out that they don’t commit much of their time or resources towards advertising or selling your land, as it can be more difficult to sell, and commissions are typically lower than when selling a other types of real-estate.  

When selling to us you don't have to make any improvements to your land. Some realtors will require you to make certain improvements before listing your property. We buy your land as-is, no questions asked. 

How long will it take to evaluate my property?

1-5 business days, depending on how many properties we are currently evaluating and on the property itself. Each property is different, has a unique location, size, shape and topography and market dynamics.

What if we don't hear back from you?

You have called us and left a clear voicemail, mailed or emailed us a signed copy but haven't heard back from us.  

We always try to accommodate people and help people out. Sometimes we can't and although we aim at contacting everyone who expressed interest in selling, we unfortunately are not always able to do so. Thank you for your understanding.
